Key features of the property:

Terrain of irregular shape. Most of the undeveloped area is located in the central and south-eastern part of the plot (at ul. Wojska Polskiego), but its topography is highly diversified in terms of altitude.

H. Area at ul. Krakowska (GBŚ)

Plan of Area H

Plot with an area of approx. 8 ha, located in the vicinity of ul. Krakowska and ul. Zagórska, in the south-eastern part of the city, near the administrative limits of Będzin and Sosnowiec.

Function in the local spatial development plan:

According to the local spatial and development plan for Warpie District, the area is marked with symbol 4UC and designed for “services and commercial production in the form of organised investment activities”.

  1. Basic function – production and commercial area, manufacturing plants, artisan enterprises, storage facilities, head offices, warehouses.
  2. Additional function:
    • isolating green space,
    • communication equipment,
    • technical infrastructure.

Key features of the property:

The investment area was once a rock quarry. At present, the topography of the area – with slopes in two directions: to the south and east) – is the only remnant from these operations.

The value of the location is the proximity of the main transport network of the city and whole conurbation (Aleja Kołłątaja, DK94) and, additionally, the area of the investment plot, enabling proper planning of the development and related facilities.

Communication:

Access to a newly constructed local road running between ul. Zagórska and ul. Krakowska in Będzin – Warpie.

Utilities:

Sewage, water supply and storm water drainage networks.
